Have you stayed in your house for quite a long time now? Are you tired of looking at the same old exterior every time you enter your driveway? If you are then now is the time to think of improving the exterior of your home. This article gives you a brief discussion of five exteriors?exterior paint, vinyl siding, brick covering, stone covering, and stucco finish. Consider one of these coverings for a home improvement project that will surely boost the curb appeal of your home.
Vinyl Siding
Many homeowners prefer an exterior wall covering composed of the same plastic used in water piping (polyvinyl chloride or PVC). Vinyl siding is eye-catching and admired in many new homes and refurbished homes due to the fact that vinyl does not have to be repainted or treated for resistance against weather elements. Although it is thin, vinyl siding provides good insulation in colder climates. You can select numerous finishes and colors for a vinyl siding project and possibly decide to improve the entire home.
Exterior Paint
If the home?s exterior is bare except for concrete, stucco, and paint, or wood or wood-style paneling, it is simple to apply a new layer of paint. If a home has a special effect such as a custom stone, brick, or wood finish or vinyl siding, it would be better to check with a professional before deciding to paint. Some homeowners are willing to pay the extra cost of priming the exterior of the home before applying a new paint color. After a primer is applied, the new color will look more lively and there will be no traces of the previous color of the house. At the local home improvement store, choose from hundreds of colors that a paint professional can custom mix right in the store.
Stone Exterior
Stone contrasts well with other features of the home?s exterior. One option is to put in stone coverings to a few portions of the home while leaving the rest of the exterior intact. For example, some homes include stone cladding along the bottom three feet of the home?s front exterior or ornate stonework around the perimeter of the garage door. Talk with a local masonry company to decide the types of covering that will fit your home improvement budget. Pricing and availability will tell your choices of material. You can be more flexible in the pattern of the stones as long as you don?t have to match an existing stone pattern.
Brick Exterior
While brick is a costly wall covering, its lasts a long time and entails very little maintenance. Occasionally the homeowner will have to to match new brickwork to old brickwork on the property, including the exterior, the driveway, the sidewalks, and the columns supporting the house. Pick a brick finish that complements with other noticeable features of the home?s exterior. If your home has no bricks, you can choose any type of brick pattern.
Stucco
This style of finish is specifically popular in nineteenth century Tudor-style homes in the U.S. and twentieth century homes in Florida. This inexpensive material is made of cement, lime, and sand. You can slap it onto the concrete block exterior or to wallboard covering a wood frame. Stucco is also comparatively simple to apply to the exterior and can be painted easily. An alternative to stucco because of its tendency to crack and shrink in cold climates is the synthetic stucco, made feasible by the development of durable commercial plastics.
The exterior covering of a home is a significant aspect in its curb appeal. When you think of renovating your home, consider the long-term cost of every type of exterior and what will make you happy. Also consider how the exterior will draw potential buyers in case you want to sell your house in the future. Remember, the right home exterior can transform your plain home into a beautiful one !
After a meeting today with Google Executive Chairman Eric Schmidt, French President Francois Hollande reiterated the government?s plans to create a new law to force Google to pay when it links to newspaper websites.
The spat has been going on for a few weeks, since the French government first proposed a law that would require search engines to pay to link to content.
After the original back and forth, plans were made for today?s meeting in Paris. As Reuters is reporting, President Hollande didn?t back down. The president reiterated that France would move ahead with the law if Google and French press organizations can?t reach a deal that would involve Google paying to link to them. He wants to see a deal in place by the end of the year.
Google quickly responded to the idea a couple weeks ago, saying such a law would threaten the company?s existence and saying it will simply stop linking to news sites if the law passed. We?ve reached out to see if the company has anything new to say after today?s meeting, but I suspect Google is also digging in its heels, too.

Writer and creative freelancer, Tom Tumbusch, of WordStreamCopy, put together this quick list of ideas about how to get digital gigs.?
If you already do print work, start with your existing clients?many are branching out and trying interactive formats: e-books, social media, etc.
A website is the cost of doing business today...everybody needs one. Look for companies that still don't have a website, or who have one that could use a refresh.
Read your junk snail-mail. Companies that sell by mail probably sell online as well?some have an ongoing need for custom landing pages whenever they do new promotions.
Prospect with e-learning companies: distance learning and interactive whiteboards are changing education. Different systems use Flash, PowerPoint, Captivate, or proprietary software as their base, so do your homework.
Resources: Debate about Adobe Creative Cloud is pretty hot, but if you're already ponying up for Photoshop, Illustrator, and InDesign, do the math to see if Creative Cloud makes sense...gives you access to Flash, Dreamweaver, Premiere, and other pricy stuff...especially useful if you're dipping your toe in the digital stream...plus fancy stuff like Flash Builder (for mobile devices).
Designers: Bone up on HTML and CSS. It will help you understand what the web can do, and what works most efficiently. Pay attention to how designs will look on mobile devices (stats on what percentage of web views are now from phones and tablets.) BTW it's not too late to sign up for the HOW Interactive Design Conference in San Francisco, Oct. 28-31. Use my discount code "BENUN12" for $50 off.) Also, HOW Design University is a great resource.
Writers: get a few SEO samples in your portfolio, even if you have to do them on spec. Opinions vary about just how effective it is, but more and more buyers are asking for it. Learn how to use style sheets in Word and HTML: web programmers will LOVE you for it.
Create your own email newsletter?great practice for designing, writing, and measuring response.
What would you add to this list? What's working for you?

RISING: K-State's Collin Klein took the lead in the weekly Heisman watch with a seven touchdown performance - three passing and four rushing - in the Wildcats' 55-14 victory at West Virginia. He threw for a career-best 323 yards and was named the Walter Camp National Player of the Week.
FALLING: Texas' 56-50 victory over Baylor continues the trend of horrid defenses by both. The Bears have surrendered 25 touchdowns in three league games. Texas has given up 50, 63 and 45 in its last three. The Longhorns needed all five of Joe Bergeron's rushing touchdowns.
Southeastern Conference
RISING: LSU is growing stronger. Texas A&M jumped ahead 12-0 (uh, oh, another double-digit lead for the Aggies) only to have the Tigers roar back for 24-19 victory at Kyle Field. After a shaky beginning, the Bayou Bengals' defense buckled down and quarterback Zach Mettenberger took command.
FALLING: Steve Spurrier doesn't like unproductive quarterbacks, and he got on Conner Shaw after the 44-11 loss at Florida. Spurrier didn't like that Shaw "was running all over the place." Dylan Thompson played the second half, and Spurrier didn't name a starter going forward.
Big Ten
RISING: Penn State's Bill O'Brien is getting buzz as a top national coach of the year candidate, and the Nittany Lions are getting better by the week. They walloped Iowa 38-14 at Iowa City, setting up this week's showdown with Ohio State at Happy Valley.
FALLING: Northwestern coughed up a 12-point fourth quarter lead and fell at home to Nebraska 29-28 as the Cornhuskers avenged one of their most disappointing losses of 2011. The Wildcats surrendered two touchdowns in the final six minutes.
Pac-12
RISING: Has Matt Barkley moved into second in the Heisman chase? He completed 20 of 21 passes for 298 yards and six touchdowns against lowly Colorado. Barkley now owns the Pac-12 record for scoring passes at 102. Top target Robert Woods caught eight passes for 132 yards.
FALLING: California's fade continues. The Golden Bears lost the Big Game to Stanford and need to win three of their final four games to become bowl eligible.
ACC
RISING: Duke is eligible for a bowl game for the first time since 1994 with a dramatic 33-30 victory over rival North Carolina. It was the Blue Devils' first victory over the Tar Heels in Wallace Wade Stadium since 1998.
FALLING: Virginia Tech has won at least 10 games in each of the past eight seasons. But this isn't a vintage Frank Beamer team. The Hokies made all kinds of mistakes in a 38-17 smackdown at Clemson.
Big East
RISING: Louisville's 27-25 victory over South Florida was closer than expected, but quarterback Teddy Bridgewater came up big. He completed his first 11 passes and finished 21 of 25 for 256 yards.
FALLING: The undefeated three are down to Rutgers and Louisville after Cincinnati was stung by Toledo 29-23. The good news for the Bearcats is they remain unbeaten in league play at 1-0.
Others
RISING: Louisiana Tech got back on the horse after last week's loss to Texas A&M and pounded Idaho 70-24. The offense was balanced, 431 yards through the air, 408 on the ground. The 839 total yards were most in a Division I game this season.
FALLING: Is anybody playing defense in Texas? SMU beat Houston 72-42 on Thursday as Mustangs quarterback Garrett Gilbert, the former Longhorn, threw for four touchdown passes. Houston committed nine turnovers.

Tip of the Day:
The phrase of high quality description is originated from the nineteen thirties video. But it had not been referred to as excellent definition as the High definition tv 's been around on that day. Alternatively, it had been higher than the more mature program that's available that day. Our prime good quality description format continues to be enhanced everyday because the advancement of technologies, but still it must not surpass the capabilities from the Tv set that is certainly displaying the top quality definition video clip, given it wouldn't do some thing. You will not ever located any distinction whatsoever if your HD movie is demonstrated for the common Television. In the end, the typical TV will cut the top classification online video on its part due to ratio applied to the playback quality along with the proportion how the common television set could assistance aren't truly appropriate.
If we brought up High definition tv, we brought up being compatible matter. This kind of tv set is acknowledged for its compatibility problem. Given that don't assume all gadgets are very compatible with this television some people are having difficulties when they wish to link this television set using more mature system. The cable suited for the High definition tv will be the HDMI cable television. HDMI represents the top description multimedia interface. Hiburan interface could support the broadband bandwith between 1 system to a different system. The tv screen that's with all the Hiburan interface cable tv would merely have one particular cable in order to connect all of their products.
What People Say ?

Verizon has announced that they're rolling out Android 4.0 Ice Cream Sandwich to the LG Lucid and LG Spectrum. We had already heard that the Spectrum would be getting an update soon, so this doesn't come entirely as a surprise. If the details are hazy on those devices, you can check out our reviews of the Lucid and the Spectrum when they still had Gingerbread.
Of course, owners might be a little sour that the update isn't for Jelly Bean, but one can only imagine that LG and Verizon a little busy trying to make sure the latest devices have the newest updates. Any Spectrum or Lucid owners out there get their update yet? Will ICS be good enough to tide you over until your next phone, or are you going to find a custom JB ROM to stay with the times?
Many of us talk to our pets, but we don't expect them to talk back. A beluga whale has bucked this trend by learning to imitate human speech. (Listen to it here.)
Noc was captured in 1977 when he was still a juvenile. By 1984, he was making unusual sounds. One day, a diver in his tank surfaced unexpectedly asking who had called to him to get out. It turned out that the cries of "out, out, out" had come from Noc.
"We were sceptical at first," says Sam Ridgway of the National Marine Mammal Foundation in San Diego, California. So his team analysed Noc's sound waves. "They were definitely unlike usual sounds for a [beluga], and similar to human voices in rhythm and acoustic spectrum," he says. Pressure sensors placed in Noc's nasal cavities revealed he was making the sounds using the same mechanism as his normal calls.
There have been anecdotal reports of belugas imitating human speech, but this is the first time they have been analysed, says Justin Gregg of the Dolphin Communication Project in Mystic, Connecticut.
Talking seal
A few other animals have also mimicked human speech, notably parrots and a harbour seal called Hoover.
Famous mimics like lyrebirds do so to defend territories and attract mates, while katydids lure cicadas by mimicking their mating calls. Gregg thinks belugas are more likely to be social mimics, for instance learning a different "dialect" when they join a new group.
Belugas have a range of vocal tricks up their sleeves. A recent study showed that they can also learn to "label" objects with different sounds, and then choose from a selection of objects based on the sound they had heard (International Journal of Comparative Psychology, vol 25, p 195).

We?re heading down home? to your farms! Urban, suburban, or rural ? whatever you?re growing and doing, we want to see it.
Welcome to the Down Home Farm Tours series. To see all the farms and homesteads featured in this series, click here. If you?d like to be featured, please read here for guidelines.
Welcome,?Northern Home Garden!
Today, I get to introduce you to Northern Home Garden.?Anna and Jacob are creatively growing a large amount of their food?at their suburban home and at?friends? farms. Visit their blog here.
What is your name and the names of your family members? We?re?Anna, Jakob, and two teenage children.
What is the name of your farm/homestead? Actually we do not have a farm or?homestead. Truth is we do not even own a single square foot of land, but we do what we can and call it?Northern Home Garden.
How long have you been farming/homesteading? All our growing up years and now five years in Canada.
Share a brief description of your farm/homestead. We live in a rented house with a small backyard of about 2000 square feet. Our climate is cold and the growing season is short with only about 100 frost free days in a row. Our summers?are cool and often stormy. Our landlord allowed us to build a geodome greenhouse and have a garden. Friends allow us to have some rows at their farm and also keep bees on their land. We are so grateful for these good people! We grow lots and lots of food in our square foot garden, in the greenhouse, and at our friend?s farm. We do not sell anything; just grow, eat and giveaway if there is a surplus.
What are you raising, growing, and doing? We are growing most winter vegetables like cabbage and spinach, and root crops (remember we only have a short cold summer). We also grow zucchini and beans, since they do not need long to ripen. In the greenhouse we have tomatoes, cucumbers, papers, ground cherries, and even eggplants along with some strawberries. Our rented property has also an apple tree and we planted some raspberries. We?re not sure if our landlord is happy about those, but we are . We also keep some bees (two hives so far). Our daughter has bunnies as pets.
How did you get into farming/homesteading? I grew up on a mostly self sufficient homestead, and I guess it is in my genes.
Any future plans? We would love, love, love to own some land and to build up a real homestead, with trees, and berries and some animals (dreaming aloud).
Any funny stories to share? Every year I grow something stupid, like a whole row of rutabaga, even if we only want to eat three?of them.
Let?s Tour ?Northern Home Garden?!
(Wardee: In the captions below, you?re hearing from?Anna and Jakob, as they tell what is in each picture. Don?t forget to visit?their blog or Flickr set for lots more!)

The professional-grade Wacom Cintiq 22HD ($1,999 direct) carries on the company's tradition of offering the best PC- and Mac-based drawing surfaces on the planet. It's ideal for professional illustrators, cartoonists, graphic designers, and artists who prefer to sketch directly on the screen, instead of drawing on a gray tablet and having to look at a separate display while working. The Cintiq 22HD replaces the now-discontinued Cintiq 21UX as our Editors' Choice for interactive pen displays, thanks in part to the 22HD's improved LED-backlit display and wide-aspect ratio, but mainly because there's still nothing quite like a Wacom Cintiq display.
Product Lineup and Design First, a word about where the Cintiq 22HD sits in Wacom's lineup. The higher-end Cintiq 24HD touch ($3,699 direct), aside from being two inches larger, also supports multi-touch, to allow for two-handed work with virtual paints, markers, and clay for 3D sculpting, modeling, and animation. With that display, you could zoom in or rotate a 3D model with one hand while sculpting or sketching with the other. It also has a counter-weighted stand for positioning over the edge of a desk or like an easel, and you can even pop up an on-screen keyboard for typing if needed.?Meanwhile, lower-end Wacom tablets like the excellent Intuos5 ?and budget-priced Bamboo Splash ?cater to midrange professionals and amateur illustrators alike, with much lower price points, though none of those double as an actual display.
The Cintiq 22HD measures 15.7 by 25.6 by 2.2 inches (HWD) and weighs 18.7 pounds with the stand attached. It's huge?it's much larger than the average 22-inch monitor, thanks to an oversize bezel and various hardware controls. That said, it's actually several pounds lighter than the Cintiq 21UX; credit improvements in LCD and touch screen technology. The thick display bezel is encased in a soft touch material that makes the tablet easy to work with, particularly the tapered edge along the bottom. On the back, you get hardwired DVI-H and USB cables, and there's also a DisplayPort connector that makes it easy to hook up recent Macs.?The Cintiq 22HD also works as a mirrored or extended display in conjunction with an additional monitor.
Metal Stand, Software Bundle, and Setup Attaching the included metal stand only takes a few minutes, but you need to pay attention to the instructions?otherwise you could literally injure yourself with the release levers. Two Philips-head screws attach the stand to the back of the 22HD display panel. Once connected, you can position the Wacom Cintiq 22HD anywhere along a vertically tilting axis, from almost flush with the table, to standing almost straight up like an easel. The adjustments are smooth, tight, and accurate; the right lever controls upward movement, while the left lever controls downward movement; one locks while you move the other.
Aside from the main display and the metal stand, the package includes the Grip Pen and a small weighted pen stand (more on these two later). There's also a large AC adapter and power cord, plus two screws for the stand, several short printed manuals, and an installation DVD. The DVD only includes the driver software and PDF manual. In lieu of the separate software DVD Wacom included with the 21UX,?Wacom now offers a?great starting page?linking to free software downloads that come with the Cintiq 22HD, as well as a series of tutorial videos to get you started. You get full versions of Adobe Photoshop Elements 10, Autodesk Sketchbook Express, Nik Software Color Efex Pro 4 Select Edition, and Smith Micro Anime Studio, and there's a 90-day trial for Corel Painter 12.
You'll need either a Windows 7, Vista, or XP SP2 PC, or a Mac running OS X 10.4.8 or later in order to get started. I tested the Wacom Cintiq 22HD with a quad-core Xeon-based Mac Pro running OS X 10.7.5 Lion and Adobe Photoshop CS6. I installed the bundled CD, which downloaded the full user manual from Wacom's website. As prompted, I configured the tablet for right-handed use and connected the USB cable to the back of the Mac Pro. Next, I plugged in the unit's AC power adapter and connected it to the Mac as the main display. I also calibrated the display and started up Adobe Photoshop CS6. Voil??I was in business.
Fannie Mae Limiting Loans Helps JPMorgan Mortgage Profits

Fannie Mae (FNMA) and Ginnie Mae are seeking to protect taxpayers as a flood of new lenders apply to do business with them. That?s also helping big banks? profit and blunting Federal Reserve efforts to boost housing.
Fannie Mae, the government-supported mortgage financier, has begun limiting how many loans annually it will guarantee or buy from certain firms. Ginnie Mae has moved slowly with responses to applications, according to David Lykken, an industry consultant. The U.S.-owned bond insurer has gotten tougher this year about approving lenders even as it?s signed up about 50, Ginnie Mae President Ted Tozer said in an interview.
Limited competition in the industry and a lack of capacity to meet demand is helping JPMorgan Chase (JPM) & Co. Chief Executive Officer Jamie Dimon get ?very high (JPM)? mortgage margins. That?s frustrating central bankers such as William Dudley, the Federal Reserve Bank of New York president, who said this month that mortgage rates are higher than they could be after the Fed said it plans to acquire $40 billion of home-loan securities a month.
?More direct access to Fannie would end up in more mortgage companies getting a better price and consumers would benefit,? said John Robbins, head of Bexil American Mortgage Inc., who founded two lenders later sold to banks now part of JPMorgan and Wells Fargo & Co. (WFC) ?The problem is, if you?re Fannie you just can?t let all these companies have unlimited access. You don?t want to give a high-speed, temperamental race car to someone who just got a driver?s license.?
Taxpayer Conflict
The conflict between protecting taxpayers and encouraging more lending to help the real estate market recover from the worst slump since the Great Depression shows the challenges facing the government and the industry as about 3,500 people attend the Mortgage Bankers Association?s annual conference in Chicago that started yesterday.
U.S.-backed mortgages still account for about 90 percent of new lending in the almost $9.6 trillion home-loan market four years after Fannie Mae and rival Freddie Mac were rescued by taxpayers.
The companies ?are playing an outsized role: in a properly functioning market, Fannie Mae should not have such a significant share,? Chief Executive Officer Timothy J. Mayopoulos said yesterday in a speech at the conference. ?We see little evidence of substantial private capital ready to meet the very significant market needs.?
Changing Rules
David Stevens, the MBA president, former Federal Housing Administration head and ex-Freddie Mac executive, says his organization is worried that the company and Fannie Mae are changing a broad range of rules without first going through the same steps to seek public input as other arms of the government.
?No matter how much they say they?re being transparent with the customers, it really pales in comparison to the process required by other rulemakers,? he said.
Fannie Mae, which has more than 1,000 approved lenders, won?t disclose how many have been capped or its total applications and approvals this year for customers that originate and service mortgages, or so-called seller-servicers.
The delivery limits affect a ?relatively small number? of lenders, ?primarily? new ones, according to Zach Oppenheimer, a senior vice president who heads customer engagement.
Fannie Mae?s volume limits, based on the net worth and business profile of counterparties, add to steps by U.S. and international lawmakers and regulators that may hurt competition and ?consumer access,? Stevens of the MBA said.
Government Seizure
The mortgage industry remains in flux six years after mortgage defaults began climbing, reaching unprecedented levels that would freeze private markets and cause hundreds of lenders to collapse. Bear Stearns Cos. and Lehman Brothers Holdings Inc., the top underwriters of so-called non-agency mortgage bonds connecting investors with homeowners, imploded in 2008.
Fannie Mae and Freddie Mac (FMCC) were seized (FNMA) by the government that year and have received $137 billion of aid since then, enabling them to finance about two-thirds of new loans. Even with steps to reduce their dominance, including increases to how much they charge for mortgage guarantees, there are few signs of progress on legislation that might shrink their role.
?Reform is not going to happen next year and probably not until 2015,? said Isaac Boltansky, a Washington-based policy analyst for Compass Point Research & Trading LLC.
The ?uncertainty? over their future is bad for the companies as they seek to hire and retain qualified employees and make decisions such as technology investments, Freddie Mac Chief Executive Officer Donald Layton said during a panel at the conference in Chicago.
Fannie Future
The development of Fannie Mae and Freddie Mac has been on the backburner this year amid a presidential election and a recovery in housing, including higher prices, home sales and construction. That?s being driven in part by the Fed?s policy of buying mortgage bonds to push down borrowing costs. The Obama administration also adjusted rules to allow more borrowers to tap record-low rates.
Refinancing applications soared to a three-year high with 30-year mortgages reaching 3.36 percent this month, straining staffs of lenders, which held rates higher than they could offer in part to reduce demand.
Mortgage rates could be more than 0.4 percentage point lower based on the average gap between bond yields and borrowing costs over the past decade, according to data compiled by Bloomberg. New expenses and legal risks contribute to the higher spread, said Bexil?s Robbins, also a former chairman of the mortgage-bankers group.
Production Margins
At JPMorgan, mortgage-production margins are ?very high?at ?well over? 2 percent, up from less than 1 percent historically, Dimon said on an Oct. 12 conference call about its record $5.7 billion in quarterly earnings. The bank?s home-loan business lends directly to consumers and buys mortgages from about 800 firms.
?Obviously one day that will normalize,? Dimon said.?And in the meantime, you get volume and higher spreads.?
Three days later, the New York Fed?s Dudley explained in a speech that only part of the drop in debt yields created by the central bank?s actions was being passed on to consumers, the flip side of Dimon?s expanded profits.
The factors behind the wider spreads ?warrant ongoing attention from policymakers,? Dudley said.
Dudley cited ?a concentration of mortgage origination volumes at a few key financial institutions? as part of the cause. At the same time, Mayopoulos said that ?we?ve seen significant deconsolidation in the industry as major players pulled away or withdrew completely.?
Smaller Lenders
Over the past year, more companies have been taking market share as firms including Bank of America Corp. (BAC) and MetLife Inc. abandoned roles buying loans from smaller lenders, getting them guaranteed by Fannie Mae, Freddie Mac and Ginnie Mae and selling them to investors.
Those middlemen were ?absorbing a lot of risk? that Fannie Mae must take on itself when dealing directly with smaller firms, Mayopoulos said. ?We very much want to serve smaller lenders but we want to do that in a prudent way,? he said. ?We?re also serving the taxpayers.?
During the second quarter, 47 percent of Fannie Mae?s business came from its top five customers, down from 65 percent a year earlier, according to a regulatory filing. A decline that began last year ?accelerated sharply? this year, Credit Suisse Group AG analyst Mahesh Swaminathan wrote in an Oct. 18 report.
Still, Wells Fargo & Co. has a record market share. The San Francisco-based lender made or bought 33.1 percent of home loans originated in the first half of 2012, according to newsletter Inside Mortgage Finance. That?s almost twice the 16.8 percent share recorded by Countrywide Financial Corp. in 2007. That year, Wells was second with 11.2 percent.
JPMorgan Share
JPMorgan is now in second place with 11.1 percent. The rest of the top five ? now U.S. Bancorp, Bank of America Corp. (BAC) andCitigroup Inc. (C) ? also are smaller than five years ago.
Fannie Mae?s new delivery caps, which it may increase as companies gain capital and prove their operations, can affect existing customers with financial trouble or poor performance as well as new clients, Oppenheimer said. Newsletter National Mortgage News earlier reported the restrictions.
Under its previous policy, a lender with a $2.5 million net worth, its minimum, could ?theoretically deliver billions of dollars of loans,? Oppenheimer said. If the lender was forced to buy back loans because of faulty underwriting, it wouldn?t?take that many bad loans to add up to substantial costs and wipe you out. Ultimately if those institutions fail, it would be the taxpayer who would be paying.?
Loan Costs
Fannie Mae?s Oppenheimer said the caps may not have much effect on the cost of loans because borrowers often turn to their servicers to refinance and Fannie Mae is already doing business with more than 1,000 lenders.
?I?m not certain that the addition of many new originators would have a material change to margins in today?s market.?
Rob Hirt, chief executive officer of RPM Mortgage Inc., a Walnut Creek, California-based lender, understands the decision.
?If you?re looking at it from Fannie?s perspective, I don?t see how you can blame them,? he said. Still, ?the small guys are really getting whacked in some ways, which at the end of the day is bad for the consumer.?
Hirt said his firm, which will sell about half of its $6 billion of loans this year to Fannie Mae, has been told to expect that ?what you?re selling to us you can keep selling to us,? he said.
Direct Relationship
A direct relationship with Ginnie Mae, whose bond guarantees help lenders sell off FHA loans allowing low-down payments and mortgages for veterans, is also in demand. The agency, which has more than 300 approved issuers, relies on the companies to do work including advancing payments missed by borrowers to bond investors as they service outstanding loans.
Lykken, the managing partner of consultant Mortgage Banking Solutions, is doing work for four lenders seeking Ginnie Mae approval, which he said should be considered a ?privilege?requiring scrutiny. One has been waiting for more than a year.
?You send in your application and you don?t really hear anything for months, nada,? he said. ?People are up in arms about it. They?re frustrated, but they?re afraid to say anything.?
Ginnie Mae?s Tozer said it?s not changing its minimum standards, which represent a ?starting point? to getting its approval.
Holistic View
Instead, it?s looking at lenders in a more ?thoughtful?and ?holistic? way, often leading to more back and forth. For example, a company that plans to outsource servicing work to a less established firm may need to prove it has an executive experienced in the field on its own staff, he said.
?There?s no value to me or them in getting people in the program that aren?t going to be successful,? Tozer said in an interview at the conference.
Lenders forced to sell mortgages they originate to bigger companies, instead of directly tapping government programs, must usually give up contracts to manage outstanding debt created with new loans. Prices for those servicing rights have dropped as lenders such as Bank of America stopped buying them.
Even with rates on new loans at record lows and their default risk small, buyers pay three to four times the contract?s annual payments, down from five to six times historically, said Norcom Mortgage?s Philip DeFronzo. The yearly payments typically equal 0.25 percentage point of loan balances.
?It?s just not as competitive a marketplace right now,?said DeFronzo, president of Avon, Connecticut-based Norcom, which is among lenders holding on to more of those contracts. Firms that have to sell the servicing rights cheaply lose revenue that can be used to offer less-expensive mortgages.
Lenders also face loan standards from so-called aggregators that are stricter than they can get when dealing directly with government programs, said John Fearon, the majority owner of Fearon Financial LLC. The company, which also lends under the name Smarter Mortgages, is now seeking Fannie Mae approval.
?We?d probably not be as tight as some of the larger institutions in making our own underwriting decisions,? he said. ?It would give us the ability to serve a lot more of the market in the 11 states we?re in,? including Ohio and Texas.
Fed Governor Elizabeth Duke said this month the economy needs more small lenders and that new regulation may drive more out of business. These firms historically have been willing to give more consideration to good borrowers with unusual situations that bigger lenders don?t want to deal with, she said.
?You need to make sure you can still make the irregular loan, the one that doesn?t fit exactly in a box,? Duke said.
Regulators are writing rules such as national servicing guidelines that will be relatively more costly for smaller lenders to comply with, said Robert Bostrom, who served as general counsel for Freddie Mac for five years through 2011.
?There?s just not enough capacity in the marketplace,?said Bostrom, who is now at law firm SNR Denton. ?And we all know who?s going to end up paying for it: the consumer.?

I bought a WSO 2 days ago, which is a sales funnel for promoting affiliate programs.
I like this type of products after learning from Alex. But one affiliate program it promote has shut down doors to new comers. So I think the sales funnel has become worthless and want to request a refund.
In fact, the sales funnel includes a good squeeze page, and over ten auto responder messages, and with a free e-book as a gift to new subscribers. It should be a good thing for me, and I want to install it on my websites and auto responder account. I can find other similar affiliate programs to promote in the auto responder series. The list is the most important.

My toddler gets frequent ear infections, and his doctor wants me to consider ear tubes. What do I need to know before I make a decision?
DEAR READER:
Ear infections are very common and can make children miserable. Most go away and don?t cause problems, even without treatment. But a few can lead to complications, including more serious infections of the bone near the ear or even the brain.
Also, many ear infections in a child can lead to hearing loss. Often the hearing loss is temporary, but if it occurs when a child is learning to talk, it can make it difficult for the child to acquire language.
Ear infections are often caused by the failure of a little tube called the Eustachian tube to work as it should. This tiny tube connects the inner part of the ear to the nose. It keeps the air pressure in the ear the same as the pressure in the nose and the air around us.
However, in many young kids whose heads are growing, the tube can get twisted and partially blocked. Negative pressure forms in the ear. This sucks bacteria that live in the nose up into the ear, causing an ear infection. Then, because the tube is partially blocked, the infection cannot drain out of the ear and into the nose.
Surgery is recommended for recurring or persistent infections, particularly if a child has hearing loss. There are about a million ear surgeries in kids each year in North America.
The most common surgery is to insert tiny plastic tubes through the eardrum while the child is under anesthesia. These tubes essentially do what the Eustachian tube should: They keep the pressure in the middle ear the same as in the air around the child, which reduces the tendency of infected fluid to get into the ear. Also, if an infection does develop, the infected ear fluid can drain into the outer ear and out of the body. The surgery is called a ?myringotomy? (pronounced meer-in-GOT-a-me). It is quick, usually less than 15 minutes.
As with any surgery, there are risks, but they are minimal. There are always some risks with anesthesia. But because the procedure is so quick, there isn?t much anesthesia required. There is also the risk that the hole made in the eardrum won?t heal, but this is rare and can be fixed. Most children go home once they?re awake and feel well enough to leave. Your child may be a bit groggy, cranky or nauseated from the anesthesia.
Most tubes fall out within a year or two, sometimes sooner. They are so tiny that they generally slip out unnoticed. Rarely, they have to be removed. It?s often OK if the tubes fall out, because as the child?s head grows, the Eustachian tube starts to work again. The little myringotomy tubes have served their purpose.
